At a time when we need new homes more than ever, our proposals for the area surrounding High Barnet Station will transform an underutilised brownfield site into an exciting, sustainable and well-connected new neighbourhood.
What we’re delivering
- Up to 283 new homes, including 40% affordable homes, for those at all stages of life, including those seeking to get on the housing ladder, families and those looking to downsize.
- New areas of green, open, public realm with retained woodland and ecology.
- Improved walkways through the site and new footpaths down towards Underhill.

Improved Connectivity
- This project will provide some much-needed regeneration of a brownfield site with great public transport connections for residential-led development as supported by planning policy.
- Our proposals seek to implement quality, accessibility and safety of the station environment, creating a more enjoyable sense of arrival.
- The changes will provide improved interchange between trains and buses, including an improved route to bus stops on Barnet Hill.

Benefits for the whole community
- Our proposals will provide new flexible and active ground floor commercial uses to serve the local community and station users
- Create new public pedestrian routes through the site including a much improved route from the station to the bus stop and improved crossings
- Protect and celebrate existing green spaces while increasing biodiversity through new planting and green spaces
Resident experience
- Our approach to the design of the development is inspired by the buildings of the High Road, incorporating red brick and intricate detailing to ensure the site fits into the local context.
- All the homes in the development will be Passivhaus certified, a rigorous standard that ensures comfortable, energy efficient buildings with low heat loss and reduced overheating risk, good daylighting and air quality.
