





In partnership with Ballymore we are re-imagining Edgware town centre, providing new spaces for communities and businesses. The project will deliver 3,365 new homes, with 1,150 designated as affordable, alongside a brand-new public nature park, a revitalised town centre with modern amenities, and sustainable transport links. The scheme is also projected to create over 1,400 new jobs and generate £80m providing a significant boost to the local economy.

What We’re Delivering

- An estimated £1.7 billion investment, creating over 1,400 full-time jobs and generating £80 million GVA for the local economy
- 11.9 acres of green and open space, including opening access to the new Deans Brook Nature Park
- More than double the existing commercial and leisure space, with 460,000ft2 of new shops, cafés, restaurants and a new cinema
- A new transport interchange with improved connections to the London Underground
- 22,000ft2 safeguarded for health and wellbeing uses, alongside significant financial contributions towards LBB’s education provision

Planning Consent Granted
Outline planning consent was granted by the London Borough of Barnet in July 2025, following over 170 engagement events involving more than 3,350 local participants. This extensive consultation has helped shape a vision that reflects the community’s needs and ambitions.
